Hi {{first_name | there}},

Fifty-three percent of builders say referrals and word of mouth generate their new business, according to Buildertrend’s 2026 customer data. That is more than half a business coming from a channel most builders have no plan for at all.

When people think about referrals they think about past clients. Fair enough. But there is a second referral source sitting on every job site, and almost nobody treats it as one.

Here is the part that makes it bigger than it looks. Houzz found that among homeowners who renovated last year, 41% hired an electrician directly, 40% hired a heating and cooling specialist, and 36% hired a plumber. Directly, meaning not through a general contractor. Nearly half of renovating homeowners hire specialty trades on their own, an average of 1.6 of them per project.

So your electrician is not just on four other job sites this week. He is standing in four other people’s houses with a direct relationship to the homeowner and no GC in the room. Those homeowners ask him things. Who else do you work for. Who would you use for the rest of this. Is that guy any good.

Your subs are answering that question right now, one way or the other, and you have no idea what they are saying.

What actually moves it

Pay on time. This is unglamorous and it is the whole game. A sub who gets paid in ten days when everyone else takes forty-five will say your name without being asked. Nothing else on this list matters if this one is broken.

Give them a clean job site and a real schedule. Subs talk constantly about which builders waste their day. The builder whose site is ready when the crew shows up gets recommended. The one who makes a crew stand around for two hours does not, and that opinion travels.

Ask them directly. Not a program, not a form. One sentence at the end of a job: if you run into a homeowner who needs a GC, I’d appreciate you thinking of me. Most builders have never said this out loud to a sub in their life, and the reason it works is that it turns a passive opinion into an active one.

Send work back. A sub you have fed small jobs to is a sub with a reason to send work your way. This is the part that compounds.

The part nobody does

Get a couple of your best subs on your website. A quote from a twenty-year electrician about what it is like to work with you is more credible to a homeowner than anything you could write about yourself, because it comes from someone with no reason to flatter you.

The takeaway

You already have a referral network. It is on your job site right now, in a truck, talking to somebody else’s homeowner.

You have just never asked it for anything.
